Location and commute
If you work in the CBD, District 1 can eliminate the commute entirely — many residents walk or take a five-minute Grab to the office, dinner and bars. Thu Thiem sits directly across the river and connects via the Ba Son (Thu Thiem 2) Bridge, which opened in 2022, plus the Thu Thiem Tunnel. Developers love to advertise “3 minutes to District 1,” and off-peak it really is quick — realistically budget 5–15 minutes outside rush hour, and 15–30+ at the morning and evening peaks depending on your exact tower and office. The honest difference: in District 1 you’re already there; from Thu Thiem you’re a short, traffic-dependent hop away.
Apartments and 2026 rents
Both areas are firmly in the luxury tier, but they price a little differently — District 1’s branded and river-view units reach higher at the top, while Thu Thiem’s newer towers cluster in a broad premium band. Indicative 2026 furnished ranges:

Amenities and maturity
This is where the two diverge most. District 1 is finished and dense: restaurants, cafés, offices, hotels, rooftop bars and the city’s best walkability are all there now. The cost is the CBD reality — noise, traffic and tricky parking. Thu Thiem offers newer towers with resort-style pools, gyms and riverside skyline views, and a master-planned future (a riverfront park, central square and a planned International Financial Center). But it’s explicitly not finished: city reporting notes vacant land parcels still line the main corridors, with completion targeted before 2030 (see the Sasaki masterplan and Tuoi Tre’s 2026 update). Street-level retail and daily services are thinner than District 1, so unless you’re in a fully serviced tower cluster, expect to rely on Grab or a car for some errands.
